Metro Square is a G+21 commercial tower on the Western Express Highway at Dahisar East, adjoining Ovaripada metro station. The scheme runs to 103 office spaces and 6 ground-level showrooms, with five bare-shell offices per level, three elevators, two car lifts and a dedicated parking tower.
The entry unit is 325 sq ft. Larger plates run to 380 sq ft and 719 sq ft, the last being an L-shaped corner office the developer shows laid out for around fifteen workstations plus a cabin and meeting area.
Connectivity is the core of the case. The Western Express Highway and Ovaripada metro both adjoin the plot, Dahisar station is 850 m and Borivali 1.2 km, with three metro stations in reach and direct metro access towards the airport. For a client-facing business in the far western suburbs, that is a strong catchment.
The tower carries a rooftop café and terrace garden with bench seating, a party lawn and an outdoor pantry, plus driver lounges and basement restrooms — unusual provisions at this price point in Dahisar.

Metro Square is not a standalone project. MahaRERA registration P51800076946 is filed as 'Shakti Dham-Wing A, Vrindavan-Wing B Residential, Metro Square-Wing C Commercial' — one registration, one building, three wings. Metro Square is Wing C. Vrindavan, marketed separately as a residential launch, is Wing B of the same structure, and Wing A is the rehab wing: the developer's own typical floor plan labels it 'REHAB WING - A'. For a commercial buyer this matters more than it might first appear. Your offices will sit in a building shared with sale flats and rehoused residential occupants, with shared entry, shared parking pressure and a common society. That affects footfall quality, signage rights, service-lift access, permitted working hours and the tenant profile you can realistically attract. Ask specifically what is committed in writing on separate commercial access, dedicated parking and signage before you commit. Note also the inconsistency between the two brochures: the commercial brochure describes the tower as G+21 while the residential brochure for the same building says G+22. Minor on its own, but it tells you the collateral was produced separately and should not be relied on for anything structural. On the developer: Dharti Developers is relatively new in RERA terms — portal records show one completed RERA-registered project, and the firm's own profile describes it as relatively new, though the brochure lists around ten earlier buildings pre-dating RERA. We found no complaints, litigation or delay record in our checks, which is a genuine positive, but there is little RERA-era delivery history to judge them on. Commercial buyers carry construction risk without the rent-versus-EMI cushion a residential buyer has, so ask for the funding structure and escrow details. Possession is reported as December 2028 on one portal; the date on the RERA filing is the only one that binds.
