Metro Square is the commercial wing of a building on the Western Express Highway at Dahisar East, adjoining Ovaripada metro station. It runs to ground plus 21 floors with 103 office spaces and six ground-level showrooms, five bare-shell offices per level, three elevators, two car lifts and a dedicated parking tower.
Office plates start at 325 sq ft and run through 380 sq ft to a 719 sq ft L-shaped corner unit, which the developer shows laid out for roughly fifteen workstations with a cabin and meeting room.
The catchment argument is genuinely strong. Metro and highway adjoin the plot, Dahisar station is 850 m and Borivali 1.2 km, three metro stations are in reach and there is direct metro connectivity toward the airport. Upper floors look across Sanjay Gandhi National Park, which is a rarer outlook than most office stock in this belt offers.
Building services are better than the price point suggests: smart building management, high-tech fire detection, mobile signal boosters, centrally air-conditioned common areas, driver lounges and basement restrooms, plus a rooftop café and terrace garden with a party lawn and outdoor pantry.
Offices are sold bare shell, so budget for fit-out, and air-conditioning inside the unit is a provision rather than an installation. Before you shortlist this, read the note below on what the RERA registration actually covers — for a commercial buyer it changes the picture.

Both Vrindavan and Metro Square sit under a single MahaRERA registration, P51800076946, filed as 'Shakti Dham-Wing A, Vrindavan-Wing B Residential, Metro Square-Wing C Commercial'. They are wings of one building, not two projects, and Wing A is the rehab wing — the developer's own typical floor plan labels it 'REHAB WING - A', and Dharti Group describes itself as active in redevelopment and SRA work. Sale flats, commercial offices and rehoused occupants will share one plot, one set of common areas and one society. None of this is concealed — it is on the RERA filing — but none of it appears in the marketing either. Ask for the rehab-to-sale ratio and the draft society arrangement. Portal records put the registration at 162 apartments with possession reported December 2028; the RERA date is the only binding one. Dharti Developers is relatively new in RERA terms, with one completed RERA-registered project on portal records against roughly ten pre-RERA buildings in the brochure. We found no complaints, litigation or delay record in our checks.
