The facts
About this property
The 2 Bed Grandeur is a 2 BHK layout in Tower Daisy at Prestige Garden Trails.
It is 643 sq ft of RERA carpet — the figure that goes into your agreement — plus 48 sq ft of deck and utility and a 59 sq ft enclosed balcony, which is how the developer arrives at the 750 sq ft total area used in marketing. Both figures are Prestige’s own; we lead with the carpet number because that is the one that is legally defined.
This is the smaller of the two 2 Bed Grandeur layouts in Daisy; the other is 656 sq ft of carpet. Confirm the unit number before you compare cost sheets.
₹1.59 crore is the starting price for 2 BHK homes at Prestige Garden Trails. It is a from-figure for the configuration rather than a quote for this specific unit — the number moves with the tower, the floor and the facing, and it excludes stamp duty, registration and GST. Ask us for the cost sheet on the unit you are offered and we will send the all-in number.
Read the note below before you shortlist this — particularly on what the quoted sizes measure, and on the advertised 18-month payment holiday.
Start with the areas, because the headline numbers are not carpet areas and the difference is large. Prestige publishes the split on every unit plan, and we quote the RERA carpet figure on every listing. A worked example: the smallest 2 bed is 623 sq ft RERA carpet plus 55 sq ft of deck and utility and a 57 sq ft enclosed balcony, which the developer totals at 735 sq ft. At the ₹1.59 crore entry figure that is roughly ₹21,600 per sq ft on total area but close to ₹25,500 per sq ft on the carpet you actually own. Compare carpet against carpet when you weigh this against anything else. Second, and this is the part most buyers miss here: the typology name does not fix the area. Two homes both sold as a 2 Bed Grandeur in Daisy are 643 and 656 sq ft of carpet depending on the unit number; two 3 Bed Grandeurs in Emilia are 892 and 912; two in Daisy are 899 and 908; the two 3 Bed Pristines in Daisy are 816 and 825. Those gaps are worth lakhs. Ask for the plan sheet for the exact unit number you are being offered, not the typology, and check the carpet figure on it against the one in your cost sheet. Prestige's own disclaimer also allows a variance of plus or minus three per cent in RERA carpet area for planning and site conditions, so the figure in your agreement may differ slightly again. Third, what is on sale and where. The scheme is five towers of 37 floors — Aster, Bluebell, Carnation, Daisy and Emilia — with refuge floors at the 6th, 11th, 16th, 21st, 26th, 31st and 36th, which are not saleable. Emilia is the final tower and the one most recently launched; the project recorded more than 700 bookings at its grand launch. We hold current unit plans for Aster, Daisy and Emilia and list only what those cover. The 1 BHK the project launched with is sold out. The developer's document states that inventory is offered first-come first-served and that the launch price may change after a certain number of units are sold, so a quoted price holds only as long as the current tranche does. Fourth, prices. 2 BHK homes start from ₹1.59 crore. That is a from-figure for the configuration rather than a quote for any particular unit — it moves with the tower, the floor and the facing — and it excludes stamp duty, registration and GST. The 3 BHK layouts are on request: we have no published price for them and we would rather leave the field blank than put a number on it that we cannot stand behind. Ask us and we will get the unit-specific cost sheet with the all-in number for whichever layout you are considering. Fifth, the metro, which is better than the sales material suggests. Pandurang Wadi station is a five-minute walk and it is open: Phase 1 of Metro Line 9, from Dahisar East to Kashigaon, began commercial service on 8 April 2026. Prestige's own brochure predates that and still lists Line 9 as upcoming. Lines 2A and 7 are also operational and picked up at Dahisar, about ten minutes' drive. The rest of Line 9, running on to Bhayandar, is still under construction, so check which stretch matters for your own commute before you count on it. Sixth, possession. The date most widely reported from the registration is 31 October 2030, but several different dates circulate across property portals, so treat October 2030 as the working assumption and verify PR1330002501223 yourself at maharera.maharashtra.gov.in. The number is printed on Prestige's own unit plans, so the registration itself is not in doubt — only the date. Seventh, on the 18-month payment holiday advertised as the Live Easy Plan: we have not seen written terms for it, and it does not appear in any developer document we hold. These offers are usually one of two very different things. In a subvention structure a home loan is drawn in your name from day one and the developer pays the interest during the holiday, which means the debt sits on your credit record and the instalments become yours if construction stalls — the National Housing Bank told housing finance companies to stop funding that structure in 2019 after complaints of misuse. In a deferred-payment structure no loan is drawn at all until a trigger date or construction stage, and you carry nothing in the meantime. The two look identical in an advertisement. Before you sign, get three answers in writing: is a loan disbursed during the holiday period, whose name is the borrower on it, and what happens to the instalments if construction stops. We will put those questions to the developer for you. Lastly, the developer. Prestige is one of India's largest developers — 39 years, 300-plus completed projects, 190 million sq ft delivered — but Mumbai is a young market for them: they entered in 2022 and their own document claims three-plus years and five-plus developments here. They have completed roughly 2.8 million sq ft in the city, against around 10 million sq ft still under construction. Nothing they have handed over in Mumbai is a scheme of this size and type. The site fronts the Western Express Highway, which is what makes the location work and also what will carry road noise to the lower floors — ask to stand on a sample floor at the level you are being offered before you choose. The claim that this is the number one selling project in Dahisar–Mira Road is the developer's, sourced in their document to an Indextap Q4 CY25 report, and we have not independently verified it. All images are the developer's artist's impressions, reproduced unaltered from their document.
