The 1 BHK at Vrindavan is 382 sq ft of RERA carpet on the developer's unit plan — a bedroom, a living-dining space, a kitchen and a separate WC and bath.
What carries this one is the address rather than the flat. Ovaripada metro station is adjoining, the Western Express Highway is adjoining, Dahisar station is 850 m and Borivali station 1.2 km. Three metro stations sit within reach, and Sanjay Gandhi National Park is about a kilometre away. For a sub-₹1 crore ticket in the western suburbs, that connectivity is unusually strong.
The rooftop carries the amenity load: a multipurpose lawn, fitness track, open gym, yoga and meditation deck, kids' play area, senior citizens' lounge, barbeque deck, pergola and bench seating, and a star-gazing deck, with solar panels above.

The single most important thing to understand is that Vrindavan is not a standalone project. MahaRERA registration P51800076946 is filed as 'Shakti Dham-Wing A, Vrindavan-Wing B Residential, Metro Square-Wing C Commercial' — one registration, one building, three wings. Vrindavan is Wing B. Metro Square, marketed separately as a commercial project, is Wing C of the same structure. Wing A, Shakti Dham, is the rehab wing: the developer's own typical floor plan labels it 'REHAB WING - A', and Dharti Group describes itself as active in redevelopment and SRA work. So this is a redevelopment in which rehoused occupants, sale flats and commercial offices share one plot, one set of common areas and eventually one society structure. None of that is hidden — it is all on the RERA filing — but none of it is in the marketing either, and it materially affects maintenance costs, common-area usage, parking pressure and resale. Ask to see the rehab-to-sale ratio and the draft society arrangement before you commit. On the developer: Dharti Developers is relatively new in RERA terms. Portal records show one completed RERA-registered project, and the developer's own profile describes the firm as relatively new, even though the brochure lists around ten earlier buildings that pre-date RERA registration. We found no consumer complaints, no litigation and no delay record against them in our checks — that is a genuine positive — but it also means there is little RERA-era delivery history to judge them on. For a redevelopment, where the common failure mode is a small developer running out of funds mid-project, ask for the funding structure and the escrow account details. Carpet areas disagree between sources: the brochure shows the 1 BHK at 382 sq ft RCA, while a listing portal records 268 sq ft for the same registration. That is too wide a gap to ignore — insist on the area stated in your allotment letter and agreement, not the brochure. Possession is recorded as December 2028 on one portal; confirm the date on the RERA filing itself, because that is the only one that binds. On price: at the quoted figures this works out to roughly ₹22,000–23,000 per sq ft, against a Dahisar East average of about ₹23,400.
