On possession: the RERA registration is filed against a 31 March 2030 completion date, and that is the date that legally binds the developer. The developer indicates handover could begin from the end of 2028, and more than one listing portal quotes a Dec 2027 or Dec 2028 target. Treat 2030 as the date you can hold them to, and anything earlier as a developer target rather than a commitment — plan your funds, and any rent-versus-EMI overlap, around the 2030 date.
